Warehouse space in the UAE is expensive and getting more so. Rents across Dubai Investments Park, Al Quoz, Jebel Ali, Sajaa and Mussafah have climbed steadily, and for most businesses the option of simply renting a bigger unit has stopped making financial sense. What is left is the option that was always available and usually ignored, which is using the space you already have properly.

Most warehouses in the region operate at somewhere between 30 and 50 percent of their true cubic capacity. The floor looks full, but the air above six metres is empty. Racking and shelving systems are how that volume gets converted into usable storage, and a well-planned installation frequently doubles or triples capacity inside the same four walls.

Racking vs Shelving: What Is the Difference?

The terms get used interchangeably, but they describe two different things.

Racking is designed for palletised and heavy unit loads, and it is loaded and unloaded by machine. Beams span between upright frames, pallets sit on the beams, and a forklift or stacker places and retrieves them. Bay loads run from several hundred kilograms into several tonnes.

Shelving is designed for hand-picked items and it is loaded manually. Panels or decks sit on shorter spans at heights a person can reach, and loads per level are typically measured in tens or low hundreds of kilograms.

Put simply, racking holds pallets and machines access it. Shelving holds cartons, bins and parts and people access it. Almost every real warehouse needs both, usually with racking in the bulk storage zone and shelving in the pick face and spares area.

Why Storage Systems Matter in UAE Warehouses

Beyond the rent argument, three things push UAE operators toward proper storage systems.

  • Vertical space is free. You are already paying for the height. Racking is the only way to use it.
  • Picking speed drives labour cost. A disorganised floor stack means every retrieval is a search. Defined locations turn that into a walk.
  • Stock rotation. Food, pharmaceutical and chemical stock needs FIFO discipline, which floor stacking makes almost impossible and racking makes routine.
  • Safety and inspection. Stacked pallets collapse. Engineered racking with rated load notices does not, and it is far easier to defend during an audit.
  • Damage reduction. Product crushed under its own stack height is a cost most operations never measure because it is buried in shrinkage.

These apply across logistics, retail distribution, manufacturing, building materials, food and beverage, and automotive spares, which between them make up most of the industrial tenancy in the Emirates.

Pallet Racking Systems

Pallet racking is the default choice and the most widely installed system in the region. Upright frames carry horizontal beams, and pallets are placed onto the beams by forklift. Selective pallet racking, where every pallet position is directly accessible from the aisle, is the most common configuration.

The advantage is total selectivity. Any pallet can be reached at any time without moving another, which suits operations with many SKUs and moderate quantities of each. The trade-off is aisle space, since roughly 40 percent of the floor goes to aisles.

Bay configurations are usually built around 1200 x 1000 mm or 1200 x 800 mm pallet footprints, which is why pallet choice and racking design need to be decided together rather than sequentially. See pallet racking for configurations and load ratings.

Drive-In Racking

Drive-in racking removes the aisles. Instead of beams, pallets sit on rails inside a block of racking, and the forklift drives into the structure to place and retrieve them.

This gives very high storage density, often 60 to 75 percent more pallet positions in the same footprint than selective racking. The trade-off is selectivity, because access is last in, first out. It suits operations holding large quantities of few SKUs, which in the UAE typically means cold storage, beverage, building materials and bulk FMCG. Details are on the drive-in racking page.

Long Span Shelving

Long span sits between racking and shelving. Wide beam spans carry chipboard or steel decks, giving shelf levels that take heavier and bulkier items than standard shelving but remain hand-loaded.

It is the right answer for large cartons, spare parts, tyres, archive boxes and anything too big for a standard shelf bay but not palletised. Because it is bolted rather than welded, levels can be repositioned as stock profiles change. See long span shelving.

Bolt-Free Shelving

Bolt-free shelving assembles by slotting beams into uprights without nuts, bolts or tools. A bay goes up in minutes and can be reconfigured just as quickly.

That speed is the whole point. It suits retail backrooms, spare parts rooms, document archives and any operation where storage needs change faster than a capital project cycle. It is also the practical choice for tenants who may need to dismantle and relocate. See bolt-free shelving.

Slotted Angle Shelving

Slotted angle is the most adaptable system in the range. Perforated steel angle is bolted into whatever frame the application needs, with shelf panels added where required.

Because it is built rather than assembled from fixed components, it handles awkward spaces, non-standard heights and custom work benches that no modular system covers. It remains widely used in workshops, small warehouses and service departments across the UAE for exactly that reason. See slotted angle shelving.

Multi-Tier Shelving

Multi-tier shelving stacks shelving runs into two or three walkable levels connected by staircases and access walkways, using the building height without the structural cost of a full mezzanine.

It is heavily used in spare parts operations and e-commerce fulfilment, where the picking is manual, the items are small and the SKU count is high. See multi-tier shelving.

Cantilever Racking

Cantilever racking has no front columns. Arms extend from a central column, leaving the front of the bay completely open.

This is the only sensible way to store long or irregular loads such as pipe, timber, steel sections, extrusions, panel board and furniture components, all of which are high-volume categories in the UAE building materials trade. Loading is by forklift from the front, with no upright obstructing the run. See cantilever shelves.

Mezzanine Floors

A mezzanine adds a structural floor inside the building envelope, creating a second usable level for storage, offices, packing or light assembly.

For a tenant facing a capacity ceiling, this is usually the highest-return option available, because it adds floor area without adding rent. Mezzanine projects need proper structural design, load rating, staircase and edge protection, and in most Emirates they need authority approval before installation. See mezzanine floor.

Partition Works

Partition and mesh systems separate a warehouse into secure zones for high-value stock, bonded goods, tool cribs or segregated chemical storage. They are frequently specified alongside racking on the same project because the layout has to account for both. See partition works.

Matching the System to Load and Duty Class

Duty class is where most specification errors happen. Buyers order on price per bay and discover eighteen months later that the system is overloaded.

Light duty, up to roughly 100 kg per level, covers cartons, retail stock and archive. Medium duty, roughly 100 to 400 kg per level, covers spare parts, tools and bulk cartons. Heavy duty, 400 kg to several tonnes per level, covers palletised goods, machinery and building materials.

Three numbers determine what you need: the weight of a single unit load, the number of unit loads per level, and the clear span between uprights. Longer spans reduce capacity for the same beam section, which is why a bay quoted at 2,000 kg in one configuration may only carry 1,200 kg in another. Any supplier who cannot give you a rated load figure per bay configuration is not giving you an engineered system.

What Racking Needs to Actually Work

A racking system on its own does not store anything. It stores unit loads, and the unit load is the part operators most often get wrong.

The pallet is a structural component. A racked pallet is unsupported between beams, so it carries the load in bending. Timber pallets that have been in service for a while split at the bottom deck boards under exactly this stress. Plastic pallets hold consistent dimensions, do not absorb moisture and do not shed nails or splinters into racked product. Loose product needs containing before it can be racked. Pallet boxes turn irregular items into a stable, stackable, forklift-handled unit load, and the guide on what a pallet box is explains where they replace bulk bags and open stacking. Plastic crates do the same job at carton scale, and the attached lid series suits stock that moves repeatedly between locations.

Shelving needs bins to be efficient. An open shelf full of loose small parts is a search problem. Storage bins convert it into a pick location, with the AFB series and ASB series covering front-opening and stacking formats, and the BIN series covering the small parts end.

The handling equipment sets your aisle width and beam height. Racking design is constrained by the machine that serves it. A hand pallet truck only reaches ground level, so anything above the first beam needs a stacker or a forklift. Getting this sequence backwards, specifying racking and then discovering the equipment cannot reach the top beam, is one of the most expensive mistakes in a warehouse fit-out. Chemical and liquid storage has its own rules. Drums and IBC tanks racked at height need bunded containment underneath, which means spill pallets and spill kits designed into the layout rather than added afterwards. The guide on choosing a spill pallet sets out the capacity requirements.

Racking Safety and Inspection in the UAE

Racking fails progressively, not suddenly. A forklift clips an upright, the leg deforms slightly, nobody records it, and eighteen months later a bay comes down under a load it carried without complaint the week before.

Four controls prevent most of this. Fit column guards and end-of-run barriers wherever forklifts turn, because impact damage is the primary cause of collapse. Display rated load notices on every run, stating the maximum load per level and per bay for that configuration, so nobody has to guess. Run regular visual inspections by a trained staff member with a documented annual expert inspection, following the SEMA code of practice, which is the standard most reputable UAE suppliers work to. And check the floor, because racking transfers concentrated point loads through the base plates, and slab thickness and flatness need verifying before installation rather than after.

Never repair a damaged upright by welding or straightening. Deformed components get replaced.

How a Racking Project Runs

A properly run project follows the same sequence regardless of size.

It starts with a site survey, measuring clear height, column positions, door and shutter locations, slab condition and sprinkler layout. Then comes the load and SKU profile, capturing what is stored, at what weight, in what quantity and how fast it moves, which is what determines whether the answer is selective racking, drive-in, shelving or a mix. Next is layout design and CAD drawings, showing bay configurations, aisle widths and load ratings for approval before anything is ordered.

Authority approval follows where required, particularly for mezzanine floors and any installation affecting fire and sprinkler coverage. Then manufacture and delivery, installation by trained crews with base plates anchored and frames plumbed to tolerance, and finally handover, with load notices fitted and drawings issued.
